- Do I need a permit to build a garage on my property?

In Rhode Island, most towns/cities require structures over 200 sq. ft. (buildings larger than 10’x20’ or 12’x16’) to have a permit. We recommend each homeowner to check with their local building department for the permitting and zoning laws that apply to their property.
Many towns require permit applications to be filed online.

Our single and double-wide garages come in a variety of widths (10’ to 24’) and lengths (10’ to 48’).
- Any size shed can be outfitted with an overhead garage door as a custom option.
Other considerations:
- Size and accessibility of the available area. How much room do you have to work with on your property?
- Space required for your use case (e.g. workshop, personal gym, car, etc.)
- include potential “future” items! Our customers’ biggest regret is not getting a big enough garage!
- What kind of foundation is required for a garage?

In Rhode Island, most towns/cities require structures over 200 sq. ft. (buildings larger than 10’x20’ or 12’x16’) to have a foundation. Buildings under 200 sq. ft. can usually be installed on cement blocks and anchored to the ground with hurricane tie downs. Types of foundations include:
- A stone/gravel pad
- Cement footings (Sonotubes)
- A concrete slab
- Double-wide garages require a level concrete foundation, preferably the dimensions of the structure.
It is best to check with your municipality for the foundation requirements in your area.

- How much does a garage cost?

Our most popular garage is the 12’x16’ Cape Cod with an overhead garage door. These garages are best sellers because they can be set on cement blocks and don’t require a permanent concrete foundation (in most cases).
The price for a 12’x16’ Cape Cod garage with DuraTemp siding and an overhead garage door, including delivery and installation in Rhode Island, as well as our 10 year warranty and lifetime service guarantee, starts at $10,278.

One-piece delivery and leveling is included in our pricing. There are additional labor charges for customized and double-wide structures that require on-site construction.

- How much weight does the floor hold? Can I get one without a floor?

Our floors can be customized to accommodate any weight requirement you may need. The standard 16”o/c construction and ¾” pressure treated plywood floor is built to withstand big mowers, cars, and tractors; but we are happy to bolster the floor even further with closer joist spacing for additional peace of mind and longevity.
Lakeside Trading also offers no floor garage options as well. A concrete slab is used as the foundation in most all cases.
- Does Lakeside have garages that I can see in person?

Absolutely! We always have a variety of sizes and different style garages on display. Our showroom is typically stocked with over 100 custom sheds and garages ready to ship. Common sizes you could expect to see include 10’x16’, 12’x16’, 12’x20’, 12’x24’, and 14’x22’.
